Many times when people think about building, they might go online and search for plans, or contact a local custom home builder to start the process. That’s not a bad place to start, especially if you don’t know exactly what you’re looking for and you want to get a good idea of what’s out there. If you find a builder you really like and he has some house plans that you think might work, chances are your builder will have to farm out any plan adjustments to an architectural firm. This could cause a lot of back and forth because the architect hasn’t heard first hand from you what you truly want. Having a middle man relaying information can sometimes cause a delay in the process and end up costing more money if revisions continue to be made.
On the flip side, maybe you’ve already worked closely with an architect to draw up a set of custom home plans that you truly love. Well, now what? It’s always best to include a builder in the design phase so he has a good idea of what the end goal is. What if the plans you had from the designer don’t work on the lot you’ve chosen?
